3. Needs analysis & research

 

We take time and great deal of care to make sure we understand your needs and requirements well. We produce impartial property research and advice to help you define your search brief. Once we understand fully what your needs are, we develop a comprehensive “Property Brief”, which will form the basis of our search. For investors we can recommend where to buy and what type of property to buy.

4. Comprehensive search

 

We select the most appropriate search strategy to efficiently locate properties that best meet your requirements, both on market and off-market. We keep you informed about our progress at all times.

5. Shortlist & inspection

 

We personally inspect a whole range of properties and shortlist only the most suitable for your further consideration. We then supply you with a full report for all shortlisted properties, including additional photography and market value appraisals. For investors we also submit rental appraisals and can prepare further reports such as  development potential or capital growth statistics. 

6. Property viewing

 

Once we have your feedback, we arrange inspections of the properties by you. If you prefer, we can try and arrange private viewings at the time convenient for you. We normally attend these inspections with you.

7. Negotiate & acquire

 

Once we have your go ahead, we proceed to secure the property for you. We develop the best strategy to secure the property at the lowest possible price and on the best terms and conditions for you. We submit offers and conduct negotiations with the selling agents. We prepare for and attend auctions, bidding on your behalf. We ensure that contracts are signed / exchanged in a timely manner.

8. Assist with other services

 

We coordinate the necessary professional services such as solicitors and conveyancers to ensure that the contract and other documents are in order. We can also coordinate reputable building and pest inspections, quantity surveyors, property management, etc (third-party fees apply).

9. Settlement assistance

 

We offer any assistance you may need to ensure smooth settlement. We liaise with your conveyancer and mortgage broker and conduct pre-settlement inspection whenever possible.
